Positive signal for the office market in northern Potsdam:The latest leasing figures from WORKHUB on the Jungfernsee campus demonstrate that the innovation hub is increasingly attracting companies seeking modern office space with a high quality of stay. In 2025, the WORKHUB office ensemble successfully leased around 1,680 square metres of office space, while securing an additional approx. 330 square metres through a long-term lease extension with an existing tenant. This marks a strong start to 2026, with new tenants set to move in during the first quarter and create up to 80 new jobs.
Diverse tenant mix confirms location quality
The new tenants come from a wide range of sectors, including retail, services, planning, construction and fitness. One example is the fitness boutique 3 ZONE Training, which has established itself successfully within a short period of time and has already expanded its offering due to strong demand. Overall, the tenant base mainly consists of established companies that have made a deliberate decision in favour of the location.
Demand highlights the campus’s versatility
“The leasing activity shows that the Jungfernsee campus is attractive for a wide variety of uses. Flexible usage options, the appealing location, the professional environment and the distinct campus character were key decision factors for our tenants,” says Giulia Berger, Asset Manager at Berlin Income One, which is responsible for the mandated asset management on behalf of Union Investment.
A return to the office – with new expectations
Following the pandemic-related shifts, there is a clear resurgence in demand for modern, representative office spaces. Companies are once again actively seeking places of interaction that foster identification, exchange and physical presence.
“In Potsdam, demand for high-quality office space is increasing again. Sought-after locations are those that are economically viable while also offering a high quality of stay – exactly the combination delivered by the Jungfernsee innovation campus,” Berger adds.
Contemporary workspaces with architectural ambition
The futuristic WORKHUB I & II buildings represent state-of-the-art office spaces that can be customised to individual tenant requirements. The reinforced concrete skeleton construction enables a flexible, open-plan layout, providing a decisive advantage for companies with dynamic organisational structures.
Architectural highlights include the minimalist-industrial design, expansive glass façades, abundant natural light and an impressive atrium that serves not only as a central meeting point but is also regularly used as a location for film and television productions. The ensemble was designed by Bollinger + Fehlig Architekten GmbH, who are responsible for its distinctive architectural identity.
Potsdam as a strategic location choice
For many companies, Potsdam is no longer an alternative location but a strategic decision. The campus stands out for its clear campus character, proximity to science and research – including long-established neighbours such as GISMA Business School and the SAP Innovation Lab – and office spaces that can be flexibly adapted to companies of different sizes.
Regular after-work formats and community events, such as those hosted at WORKHUB, further encourage exchange between tenants and strengthen the location.
Positive outlook with Krampnitz and new secondary school
The ongoing development of the surrounding area, including the new urban district Krampnitz and the secondary school currently under construction, scheduled to open in 2027 and located directly adjacent to WORKHUB, underlines the site’s long-term attractiveness.
